Selected Work

Sandra Vivanco    www.a-plus-d.com
Sandra's San Francisco–based firm, A+D: Architecture+Design, is characterized by its constant investigation of the inhabitation of modern cities. A+D is dedicated to promoting conscientious living through designs that heighten user awareness of tectonic, environmental, and spatial qualities. Community building is the focus of the firm's work, supported by the belief that the application of architectural skills to the forum of affordable housing and education is a necessary step in fulfilling one's responsibility as a citizen. Community building has also become the inspiration and informing influence behind much of what the firm does outside of public works, proving that design is at its most compelling when it is both sensitive and inclusive. The work of A+D has been featured on HGTV's Before & After; other television and radio programs; a number of magazines and journals, including Domus, Custom Home, Sunset, San Francisco Chronicle, Dwell, San Francisco, and Small Firms, Great Projects; and two recent books: San Francisco Modern Homes and San Francisco: A Guide to Recent Architecture.

     501(c)(3) Nonprofit Bond Financing Team
Information

California Comminities assists Eco Dream in recommendations and information as well as a team of other bond counsel and inderwriters depending on project. California Communities issues Qualified 501(c)(3) Bonds (the "Bonds") to finance the acquisition, construction, installation, expansion or rehabilitation of land, buildings, and equipment to be owned by a nonprofit organization as described under Section 501(c)(3) of the Internal Revenue code of 1986 (including religious, charitable, scientific, testing for public safety, literary or educational purposes). The interest on the Bonds is exempt from federal income taxes; therefore, a nonprofit organization can finance capital projects at a lower interest than conventional financing. The Bonds are limited obligations of California Communities, serving as conduit issuer, payable solely from revenues or other funds provided by the nonprofit organization.

In addition to the conduit bond issue program, California Communities can assist nonprofit organizations seeking to finance projects from $1.0 million to $5.0 million through its Small Issue Public Benefit Program. The California Communities Program Manager will work with the nonprofit organization to privately place the tax-exempt note with a qualified institutional buyer. The Small Issue Public Benefit Program advantages include low-cost access to tax-exempts markets at a fixed-rate and flexible terms.

Since its inception, CSCDA has issued more than $10 billion in Qualified 501(c)(3) bonds for more than 250 nonprofit organizations throughout California.

Fees

California Communities charges an issuance fee and annual administration fee for all Bonds issued. For a list of all California Communities fees and fee policies, please click CSCDA Fees / Policies.

She was on the committee that rewrote California^s continuing care laws and on a State task force that addressed elder care issues, and she routinely advises CAHSA regarding a host of legal issues.

Pamela regularly speaks before industry organizations such as AAHSA, CAHSA, the California Assisted Living Association (CALA), and the California Association for Health Facilities (CAHF) on issues including elder abuse, the liability crisis, disability discrimination, fair housing, corporate compliance, tax-exempt matters, and corporate governance issues, including the effect of the Sarbanes-Oxley Act on nonprofit organizations. She has contributed articles on these and other subjects to The Journal on Taxation, Taxation of Exempts, Tax Exempt Organization Tax Review, Spectrum Magazine, California Health Law News, and the legal newsletters published by CAHSA, AAHSA and CALA.
